The 1- 4 Family Contract has several paragraphs that require disclosure to protect both the buyers and sellers in a transaction. Students will learn that Paragraph 2 provides descriptions of the items that shall remain with the dwelling or are exclusions. Agents and brokers must help their clients understand what conveys or not. Additionally, Paragraph 4 defines what leases may apply. Due to the cost of installation, Solar equipment often causes major issues in a transaction. Every agent should know what information they should have prior to completing the form. Additionally, every agent should have consulted with lenders to get assistance in completing Paragraph 4 as well as the addenda that go with the contract. Students will review and understand how Paragraph 9 and 10 also protects consumers about leased items.

The purpose of this course is to address the regulatory aspects of the management, operation and supervision of a real estate brokerage firm in Texas. The course provides an understanding and working knowledge of the law of agency, planning and organization of business entities, requirements for written policies and procedures, records retention and control, advertising, recruitment and training of agents, and the anatomy of a complaint filed with Texas Real Estate Commission (TREC).
Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees (for 6 months or more during the supervisor’s current license period), to complete this 6-hour broker responsibility course to renew a license. Any licensee may take this course. Additionally, a sponsoring broker may, by policy, require certain licensees and employees to take this course.

It is important for agents and brokers to be familiar with how it affects the transaction. Recently, Fannie Mae stated that, beginning April 1, 2022, real property appraisers must adhere to the ANSI Z765-2021 measurement standards. This course will help you read and interpret the six-page form that real estate appraisers use and lenders read. Candy Cooke, a veteran of both sides of the profession, will translate appraisal report jargon and help you read between the lines.
With the real estate market in overdrive and the mortgage and appraisal industry in transition, consumers and license holders are feeling the pinch. Appraisal fees are rising. Turn times are lengthening. And these delays and price rises can be frustrating for all parties in the transaction.
Understanding the residential appraisal process can help crank down the temperature. The mission of this course is to help real estate agents decipher appraisal reports and appreciate the appraiser’s responsibility — i.e., who the appraiser really works for. Agents will learn to recognize a valid appraisal and to understand the steps of the appraisal process. Ginger Unger, CCIM, launched her San Antonio brokerage, Secor One Commercial Group, in 2005 and handles the company’s leasing, development and brokerage operations. As owner of multiple investment properties, she brings practical, hands-on experience to her investment holdings practice. Ginger has many years of experience in tenant and landlord representation, commercial development, and market and financial analysis for investment properties and has also served as consultant to commercial real estate attorneys.
Before she became a company owner, Ginger worked in the family’s construction business, developing residential and commercial properties such as townhomes, shopping centers, office parks, industrial warehouses, and hotels. In 2007, Ginger received the CCIM designation, which requires advanced study in financial and market analysis and extensive experience in the real estate field.
Ginger has authored and taught numerous classes on commercial and residential real estate to Texas agents, brokers, underwriters, and investors. She holds REEA’s Gold Standard Instructor Designation and the CREI certification.

Meagan Morgan Campion grew up in the Shiner and Gonzales area. Her family has lived in Gonzales for over 60 years. She attended Shiner Catholic School in Shiner and then went on to obtain her Bachelor of Science and Master of Science degrees in Agricultural Economics from Texas A&M University.
Meagan has been in the real estate field since 2007. She joined RE/MAX in 2008, and truly enjoys working with buyers and sellers in and around the Gonzales County area. She holds multiple designations and certifications, and she achieved the Executive Club at RE/MAX in 2013 – 2018, 100% Club at RE/MAX in 2019-2020, and was named one of the top 250 agent in RE/MAX of Texas in 2020.
She is involved in the Gonzales County A&M Club, Shiner Heritage Quilters, Texas Tea Stitchers, Gonzales Noon Lions Club, and other community organizations.
