In this new self-paced course, you’ll get your required contracts CE done and find out what’s changed as of 2025 in the Texas 1-4 Family Contract. Hear about the updates and the most common mistakes folks make when filling out contracts, all in plain English with your favorite instructor!
In this course, we will walk through the entire 1-4 Contract, paragraph by paragraph. Each module is followed by an instructor video that highlights the key areas of importance/concern with regard to protecting buyers, sellers and the public.
Key areas of focus: Students will learn that Paragraph 2 provides descriptions of the items that shall remain with the dwelling or are exclusions. Agents and brokers must help their clients understand what is being conveyed or not. Additionally, Paragraph 4 defines what leases may apply. Due to the cost of installation, Solar equipment often causes major issues in a transaction. Every agent should know what information they should have prior to completing the form. Additionally, every agent should have consulted with lenders to get assistance in completing Paragraph 4 as well as the addenda that go with the contract. Students will review and understand how Paragraph 9 and 10 also protects consumers about leased items.

Candace “Candy” Cooke has been a real estate professional since 1983. She’s a Texas-licensed real estate broker who lists and sells properties in Central Texas and a certified general appraiser with experience valuing residential and commercial properties. Candy has managed and developed residential and commercial real estate and arbitrated tax protest cases. She contracted for several years with the State of Texas in assessing appraisal districts to determine school district funding.
Candy was in the first class of NAR’s Masters of Real Estate (MRE) program and is a strong believer in professional education. She’s now a prolific and enthusiastic educator who shares her knowledge and passion with both agents and appraisers in many forums, including at conferences, live-virtual classrooms, and her wildly popular Cooke’d Real Estate Facebook community group.
*Satisfies TREC’s 3hr Contract-related coursework requirement- Sales agents and brokers are required to complete 3 hours of real estate contracts CE courses during each license renewal term.
