Course Description

How do you represent buyers or sellers of working ranches? What’s different about these transactions?

In this course, Meagan Campion will walk you through how to enter this rather insular sector, find listings and leads, meet clients where they hang out, and connect with potential mentors. You’ll learn specialized marketing strategies that actually work for these huge rural properties, from postcard campaigns to drone photography and overlay maps that incorporate property photos, minerals, wells, and water features.

She’ll talk in detail about other issues you’ll need to consider, like heirs and deed research, rollback taxes, mineral rights, oil and gas, soil and drainage, and water availability. Is the property fenced? Do the wells hit good water? What about fencing, stables, soil quality, and grasses? Are there any recent surveys? Are livestock, next fall’s harvest, tractors, or working dogs included in the sale?
The farm and ranch sector is a different beast than commercial and residential real estate. But this class will give you a solid foundation for launching yourself as a farm and ranch agent — a fun and lucrative line of work for resourceful real estate pros who love rural Texas and are willing to carry a pair of snake boots in the trunk.
