Candace “Candy” Cooke has been a real estate professional since 1983. She’s a Texas-licensed real estate broker who lists and sells properties in Central Texas and a certified general appraiser with experience valuing residential and commercial properties. Candy has managed and developed residential and commercial real estate and arbitrated tax protest cases. She contracted for several years with the State of Texas in assessing appraisal districts to determine school district funding.
Candy was in the first class of NAR’s Masters of Real Estate (MRE) program and is a strong believer in professional education. She’s now a prolific and enthusiastic educator who shares her knowledge and passion with both agents and appraisers in many forums, including at conferences, live-virtual classrooms, and her wildly popular Cooke’d Real Estate Facebook community group.

This course will help you understand the six-page form that appraisers use and lenders read, how that report is prepared, and the appraiser’s responsibilities.
With the very active market, the mortgage and appraisal industry has seen changes that impact consumers and license holders. Fees are rising and turn times are lengthening. As a result, it is important for real estate agents to understand appraisals and who the appraiser works for. The purpose of this course is to provide insight into the residential appraisal process. The course will provide a review of a blank appraisal report. Agents will gain the knowledge to recognize a valid appraisal, elements of the appraisal process and what to do if a property does not appraise for the sales price and how to proceed if it’s determined that a correction needs to be made to the appraisal report.

This course was created to be an in depth examination of Price-Per-Square-Foot, the one number that provides the currency of real estate (and one which is often taken for granted). The course was also designed to provide Realtors a broad review of the basic techniques and procedures for measuring single-family residential dwellings. Specifically, it will identify ways in which square footage numbers reported by various sources impact home values. It’s designed to provide a consistent means of calculating and communicating the living area of a house among real estate professionals based on the ANSI standard.
By the end of this course, participants will understand the basics of home measurement and the importance of correct measurement computation and reporting. In every residential transaction, at some point and time, a home’s SIZE will impact the perception of VALUE. You’ll never look at square footage the same again.
