Course Description

This course was created to provide a broad review of basic techniques and procedures for measuring single-family residential dwellings. The measurement and area computation methods are based upon the N.C. Residential Square Footage Guidelines. The course is also an exploration of the public records system, automated valuation models, and the MLS. Specifically, this course identifies ways in which square footage numbers reported by various sources impact home values, and the extraordinary power of the simple phrase, price-per-square-foot. In every residential transaction, at some point and time, a home’s “size” will impact the perception of value.

Course Goal

The goal is to review the measurement and calculation of finished living area, based on the N.C. Residential Square Footage Guidelines. This course is designed to provide a consistent means of calculating and communicating the living area of a house amongst real estate professionals. Another goal is to analyze the public records system, automated valuation models, and to explore the role of the Multiple Listing Service. Upon completing this course you will have a better understanding of the role square footage and the significance of what this piece of information conveys in the valuation process.
