Course Description

This course was created to provide a broad review of basic techniques and procedures for measuring single-family residential dwellings. The measurement and area computation methods are based upon the N.C. Residential Square Footage Guidelines. The course is also an exploration of the public records system, automated valuation models, and the MLS. Specifically, this course identifies ways in which square footage numbers reported by various sources impact home values, and the extraordinary power of the simple phrase, price-per-square-foot. In every residential transaction, at some point and time, a home’s “size” will impact the perception of value.


Course Goal

The goal is to review the measurement and calculation of finished living area, based on the N.C. Residential Square Footage Guidelines. This course is designed to provide a consistent means of calculating and communicating the living area of a house amongst real estate professionals. Another goal is to analyze the public records system, automated valuation models, and to explore the role of the Multiple Listing Service. Upon completing this course you will have a better understanding of the role square footage and the significance of what this piece of information conveys in the valuation process. Indeed, Size Matters!

  • Identify the typical or standard width used in estimating the thickness of walls, creating exterior dimensions from interior measurements

  • Understand the extraordinary Power of “MLS”
  • Learn more about AVM’s, Public Records, and the current information crisis within the real estate industry
  • Discover how to recognize and utilize appropriate sketch related disclosure comments and how to prepare a competent statement of square footage
  • Review how to properly measure a single-family dwelling, based on the ANSI® measurement guideline

Working as a broker for ten years before earning his appraisal license, Hamp gained a unique perspective on the topic of square footage. Specifically, he learned how agents and appraisers view square footage and its influence on the entire home valuation process.

Hamp Thomas is the president of Carolina Appraisers & Real Estate. He is also the founder and president of The Institute of Housing Technologies, LLC, a real estate training and communications company concentrated on residential square footage and the real estate information network. Hamp wrote and developed the HMS® (Home Measurement Specialist) Certification program, which provides advanced training and education on residential square footage and the home valuation process.
