Breaking into the commercial real estate industry can be daunting, even for agents and brokers with lots of residential real estate experience. What are the biggest differences between residential and commercial real estate? What are the educational requirements for entering that market, and what expenses are you likely to incur? And how tough is it to compete with seasoned agents and brokers in the commercial space?

- Introduction and Objectives – 10 min
- Group Exercise: The differences between entering the residential real estate industry with expenses compared to entering the commercial real estate industry with expenses and education. – 10 min
- Required education that will be a necessity to represent the agent’s clients in a professional and competent manner. – 30 min
- The skill sets that are going to be required to complete pro-formas and analyze commercial properties before presenting the property to a potential buyer or tenant. – 30 min

- Expectations on timelines working with both tenants and landlords in a leasing transaction. Timelines when selling commercial property to investors etc. – 20 min
- The difference between commercial and residential leasing and sales contracts will be explained. – 20 min
- The agent will need to obtain further education to represent buyers, landlords, tenants, and sellers and how the client can review your education experience in the commercial real estate industry. Ginger has many years of experience in tenant and landlord representation, commercial development, and market and financial analysis for investment properties and has also served as consultant to commercial real estate attorneys.Before she became a company owner, Ginger worked in the family’s construction business, developing residential and commercial properties such as townhomes, shopping centers, office parks, industrial warehouses, and hotels. In 2007, Ginger received the CCIM designation, which requires advanced study in financial and market analysis and extensive experience in the real estate field.
Ginger has authored and taught numerous classes on commercial and residential real estate to Texas agents, brokers, underwriters, and investors. She holds REEA’s Gold Standard Instructor Designation and the CREI certification.[/av_textblock]
