Course Description
The 1- 4 Family Contract has several paragraphs that require disclosure to protect both the buyers and sellers in a transaction. Students will learn that Paragraph 2 provides descriptions of the items that shall remain with the dwelling or are exclusions. Agents and brokers must help their clients understand what conveys or not. Additionally, Paragraph 4 defines what leases may apply. Due to the cost of installation, Solar equipment often causes major issues in a transaction. Every agent should know what information they should have prior to completing the form. Additionally, every agent should have consulted with lenders to get assistance in completing Paragraph 4 as well as the addenda that go with the contract. Having been involved in the real estate field since 1983, Candace Cooke’s experience includes real estate research and valuation of residential and commercial properties with an emphasis in residential appraisal, the management of both residential and commercial real estate, real estate development and construction and real property tax protest arbitration. Ms. Cooke has also actively listed and sold real estate in Central Texas. Ms. Cooke previously worked for several years as a contractor with the State of Texas in the assessment of appraisal districts with regards to school district funding. Ms. Cooke is both a certified general appraiser as well as a real estate broker in the State of Texas. Ms. Cooke is now dedicating a large portion of her time to the education of both real estate agents and appraisers.[/av_textblock]
