So, you passed your real estate exam. Yippee-ki-yay! You are now officially a real estate agent in Texas, the sunburnt Promised Land of brisket-scented open houses and scorpions in the boot closet. You now possess the hallowed secrets of square footage, closing costs, and how to smile tightly for 17 minutes while buyers fret over the “eggshell” walls when really, they prefer “alabaster.” You’ve earned your spurs!

But wait: Before you put your face on a billboard and talk your great aunt into listing her double-wide with you, there’s something you should know: You’ll never stop taking classes. Ever.

You’ve got some education under your belt, but there’s a LOT more ahead. Might as well make the most of it.

Welcome to the real estate rodeo! Let’s get into the details.

I’m a new agent. How do I renew my license for the first time?

If you’re a rookie Texas agent who’s never renewed before, you’re still too green for the regular ol’ CE requirements. Before your first two years are up, you’ll need to hitch yourself to some Sales Apprentice Education (SAE). That’s 98 hours of coursework on top of your pre-licensing classes, due before you can renew your license for the first time. The 98 hours, comprised of three 30-hour classes, includes the 30-hour Real Estate Brokerage course and also TREC’s two four-hour courses, Texas Legal Updates I & II. And if your broker has asked you to wear a supervisor’s hat (ten-gallon or otherwise), you’ll need the 6-hour Broker Responsibility course, too.

This is not my first rodeo. What are my CE requirements?

If you’re an active, licensed real estate agent in Texas, and you’ve already done that first big renewal, you get to sit at the grown-ups’ CE table, where every two years you’re required to complete 18 hours of coursework to stay legal. It’s mandatory, like death, taxes, and awkward hugs at closings. The penalty for skipping this? Losing your license. But don’t fret: Much like getting kicked by a milk cow, it’s entirely avoidable.

Big Fun with Mandatory CE

Of those 18 required CE hours, 8 are mandatory Texas Legal Update I and II classes, where your instructor will gently remind you that breaking the law is bad. You’ll also review what the law actually IS and how it has changed since your last renewal rodeo — the better to avoid breaking it.

You’ll also need 3 hours of classes on how not to royally mess up a contract.

And then it’s time for the big fun: elective CE.

Rope Your Own Goat (aka Electives)

This is where things get spicier than a Hatch green chile. You can take any class that tickles your fancy, from forging a social media empire to negotiating and closing deals like a boss.

Pro tip: Choose a course you won’t actively resent. Don’t waste 7 hours of an all-too-finite lifespan on a class you don’t care about, playing Tetris in another browser tab, when you could spend that time with some brilliant human who knows how to do cool stuff — stuff that might even help you clear more cash on the job.

The Ethics of Being a Decent Human

You’d think folks wouldn’t need a class to learn not to lie, receive kickbacks, commit mortgage fraud, or “forget” to disclose that a previous owner hid bodies in the crawl space. But here we are. Such a class exists, because it needs to.

That’s why, if you’re a Texas REALTOR®, the NAR requires 2.5 hours of ethics training every 3 years. (This is separate from TREC’s CE requirements.) Think of it as a vitamin supplement to fortify your common decency muscles. Wash it down with a little ranch water and move on with your day. And remember: “I had no idea there were bodies in the crawl space” is no longer a viable defense, thanks to this 1984 lawsuit that forever changed the world of agent disclosure and “reasonable diligence.”

Self-paced vs. Live-Virtual: Choose Your Fighter

Thanks to the dark magic of the InterWebs, you can now do all your CE in your pajamas, on the couch, with your cat judging you from the armrest.

If you choose live-virtual, you get to watch your instructor live in the saddle, in real time. You can chime in and ask questions, and you might even absorb some extra wisdom from the other folks in the virtual room. But please, if you’re with us via Zoom, keep those pajamas on. (You would not believe the things we’ve seen on Zoom.)

If you’re a night owl or can’t get three consecutive hours to yourself, opt for a self-paced class. Watch and learn on your own schedule, 24-7-365. As a bonus, you can wear those PJs (or not) however you see fit. (Maybe just put a sticky note over that laptop camera, just to be sure.)

Why, You Ask, Must I Do All This?

Because real estate is not just about great hair and showing people where the bathrooms are in 3-bed/2-bath brick ranch homes. It’s about knowing things. Things like how not to get sued for breach of duty. Things like what counts as “disclosure” versus the old fallback of “Whoops, I forgot to mention the roof is being held up by duct tape, divine intervention, and chains of termites joining hands.”

Do It Now, or Cry Later.

Here’s the thing: the renewal date will sneak up on you like a rattler in your dashboard vent. If you’re one of those “I work best under pressure” types, we see you, but we don’t want to BE you. Don’t wait until the week before your deadline. That’s how folks end up crying into cold queso at 2 a.m. while clicking through a contracts quiz.

Finish early. Save those certificates to wave at TREC, in case they ask. Then crow about your early renewal in the office like you’re a responsible adult who’s got it all together. Nobody has to know the truth.
